Meeting Housing Needs with a David Wilson Homes Difference

There is a well-documented housing shortage across the UK, and Councils are required to allocate land to meet local housing needs. Cheshire East Council is currently unable to demonstrate an adequate supply of housing, highlighting the need for well-planned, sustainable development. Elwood Gardens will contribute to meeting this demand, delivering high-quality homes while enhancing the local area.

Our Proposals

  • Up to 90 new homes in a diverse selection of types and tenures, with a 30% affordable homes provision.

  • High-quality, energy-efficient homes designed to reflect the character of Nantwich and promote sustainable living.

  • Green infrastructure including a central green corridor, community orchard, and recreational spaces with seating areas and play facilities. Existing trees and hedgerows will be retained and enhanced where possible.

  • Sustainable drainage systems (SuDS) to manage surface water effectively and reduce flood risk.

Outline Planning Application

We are currently preparing an Outline planning application, which will establish the principle of the development, including the scale, land use, and access arrangements from London Road. This type of application allows the council to assess whether the site is suitable for development, without the finer design details at this stage.

If the Outline planning application is approved, we will submit a Reserved Matters application, which will set out the detailed design of the development, including the layout, appearance of homes, landscaping, and any remaining site-specific features.

An Outline planning application is the first stage in the planning process. It seeks approval for the principle of development on a site, including key factors like land use and access. However, detailed aspects – such as house designs, materials, and landscaping – are determined later through a Reserved Matters application. This process ensures a structured approach to planning and allows for further community input on the final design.

Connected Community

Elwood Gardens will be sustainable and well-connected, with a primary vehicular access point off London Road, designed to ensure safe and efficient traffic flow. The site benefits from excellent transport links, with Nantwich Town Centre and Nantwich Railway Station just a 10-minute bike ride away. Existing bus services and cycle routes provide sustainable travel options, reducing reliance on cars and encouraging active travel.

A network of safe, well lit pedestrian and cycle routes will run throughout the site, linking homes to open spaces, public transport, and key local services. Comprehensive transport assessments show that Elwood Gardens will not cause significant disruption to the local highway network. Where necessary, we will work with the local authority to ensure appropriate mitigation measures are in place to maintain smooth traffic flow and improve connectivity for all residents.

Elwood Gardens will provide a mix of homes, creating a balanced and diverse community that meets the needs of local people. The site will feature a variety of house types, with 30% of the homes allocated as affordable homes, interspersed throughout the site.

Beyond the homes themselves, Elwood Gardens has been designed to create a strong sense of community, with safe streets, green spaces, and well-connected walking and cycling routes. A village green, play area, and landscaped public spaces will provide places for people to meet, relax, and enjoy outdoor recreation, helping to build a thriving and welcoming neighbourhood.

A Sustainable Neighbourhood

Elwood Gardens has been designed to enhance biodiversity, provide green spaces, and integrate seamlessly with its surroundings. A central green corridor will run through the heart of the site, offering a network of open spaces, walking and cycling routes, and habitat areas to support local wildlife. We will retain and enhance existing mature trees and hedgerows where possible, strengthening natural boundaries and creating a green buffer between new and existing homes. New woodland planting, wildflower meadows, and nature-friendly landscaping will further improve biodiversity.

A village green and play area will provide community spaces for recreation, while landscaped corridors will connect residents to open spaces and sustainable transport links. Sustainable drainage features, including SuDS ponds and attenuation basins, will manage surface water naturally, contributing to both resilience and visual appeal.
