We are currently preparing an Outline planning application, which we will submit following this consultation. Your feedback is essential in shaping the final plans before submission.

If the Outline planning application is approved, we will submit a Reserved Matters application, which will provide detailed proposals for the development, including the final layout, appearance, landscaping, and design of the homes. This will be subject to further planning approval, allowing for additional consultation and amendments before construction begins.

Elwood Gardens will feature energy-efficient homes with sustainable technologies, such as EV charging points, heat pumps, and solar panels. Landscaping and green spaces will enhance biodiversity, and sustainable drainage systems (SuDS) will help manage surface water effectively.

We will work closely with the local authority to assess the impact on schools, healthcare, and transport. Where necessary, financial contributions will be made to support improvements to local infrastructure.

The site will have a primary vehicular access point from London Road, designed to accommodate safe and efficient movement. Pedestrian and cycle routes will provide alternative transport options, linking to existing networks and public transport services. Transport Assessments have been undertaken and will be submitted alongside our Outline planning application.

Our proposals include measures to enhance green infrastructure, retain existing mature trees and hedgerows, and improve biodiversity. We are committed to delivering a net gain in biodiversity across the site.
